How often should a garage door be serviced?

What lubricant should I use on my garage door?
A garage-door-specific silicone or lithium spray on hinges, roller bearings, springs and the rail. Not on the track, and not WD-40 as a lubricant — it is a solvent and strips what is left.
How do I test the balance myself?
Pull the opener release cord, lift the door halfway by hand and let go. A balanced door barely moves. If it drops or shoots up, the spring tension needs adjusting.
Does maintenance really prevent breakdowns?
It cannot make a spring last forever, but it catches frayed cables, seized rollers, loose hardware and drifting force settings before they turn into a door that will not open.
